Rental yield simulator

RentValo works out the return on a rental investment from the purchase price, the expected rent and the actual running costs, then automatically compares the tax regimes available for the property. Every figure is computed in TypeScript on the server: none of the numbers are produced by artificial intelligence.

The simulator is free, with no limit on calculations. Signing up unlocks a first full analysis at no cost; further analyses are €13 each or included in a subscription.

What the simulator calculates

Gross yield, net yield after costs and net-net yield after tax. Monthly loan repayment including insurance, with support for partial and full payment deferral. Monthly cash flow and the savings effort required. IRR over 10 and 20 years, net present value, outstanding capital year by year, asset appreciation and net resale proceeds. The projection table sets out every year over two decades.

The tax regimes compared

Unfurnished letting: micro-foncier and the réel regime, with a property deficit offset against total income up to €10,700 per year (€21,400 for an energy renovation, until 31/12/2027). Furnished letting: long-term micro-BIC, classified holiday lets, unclassified holiday lets, and LMNP under the réel regime with depreciation of the building, the furniture and the works. Professional status: LMP under both micro and réel, including SSI social contributions. Companies: SCI taxed on income and SCI taxed on corporation tax. Schemes: Jeanbrun, Denormandie and Loc'Avantages.

Social levies distinguish unfurnished letting, at 17.2%, from furnished letting, at 18.6% since the 2026 social security act.

The data behind the figures

Price per square metre comes from the property transaction records published by the French tax authority (DVF, DGFiP). Reference rents draw on the INSEE and ANIL rent map. Energy ratings, the related renovation work and available grants come from the ADEME energy performance database. Lending rates follow the Crédit Logement CSA observatory.

How do you calculate net rental yield?
Net rental yield is calculated by subtracting all annual costs (property tax, service charges, insurance, management) from the rent collected, then dividing by the total purchase price (price + notary fees + works). RentValo performs this calculation automatically.
What is the difference between LMNP and LMP?
LMP status (Loueur Meublé Professionnel, professional furnished landlord) applies automatically if your furnished rental receipts exceed €23,000/year and make up your main income. Below that, you are LMNP (non-professional). RentValo automatically compares the two regimes for your situation.
What is the IRR in rental investment?
The IRR (internal rate of return) measures the annualised return on the equity you put into your rental investment. It factors in rent, costs, tax and the final resale. It is the metric that lets you compare a property investment with other financial investments (savings accounts, equities, life insurance).
Which tax regime should I choose for a furnished letting?
For furnished letting, the main regimes are micro-BIC (a flat 50% allowance), LMNP under the réel regime (deduction of actual costs + depreciation) and LMP under the réel regime.
